What this page covers
Oregon's residential security deposit provisions quoted here come from ORS 90.300. Below are the statute's own words on 4 topics, each with a pinpoint citation and a link to the official text. This page does not summarize or interpret the law.
What does Oregon law say about returning the deposit?
The landlord shall return to the tenant the security deposit or prepaid rent or the portion of the security deposit or prepaid rent that the landlord does not claim in the manner provided by subsections (11) and (12) of this section not later than 31 days after the tenancy terminates and the tenant delivers possession to the landlord.
What does Oregon law say about an itemized statement of deductions?
In order to claim all or part of any prepaid rent or security deposit, within 31 days after the tenancy terminates and the tenant delivers possession the landlord shall give to the tenant a written accounting that states specifically the basis or bases of the claim. The landlord shall give a separate accounting for security deposits and for prepaid rent.
How does Oregon law refer to normal wear and tear?
The landlord may claim from the security deposit only the amount reasonably necessary: (A) To remedy the tenant’s defaults in the performance of the rental agreement including, but not limited to, unpaid rent; and (B) To repair damages to the premises caused by the tenant, not including ordinary wear and tear.
What does Oregon law say about wrongful withholding?
If the landlord fails to comply with subsection (13) of this section or if the landlord in bad faith fails to return all or any portion of any prepaid rent or security deposit due to the tenant under this chapter or the rental agreement, the tenant may recover the money due in an amount equal to twice the amount: (a) Withheld without a written accounting under subsection (12) of this section; or (b) Withheld in bad faith.

How does ProFlow360 help you document a Oregon tenancy?
ProFlow360 records and organizes inspection evidence; it does not tell you what the statute requires or allows. What it records, for any state:
- Move-in, routine, pre-move-out and move-out inspections with photos timestamped at capture.
- Each move-out photo beside its move-in match, filed under the tenancy.
- Itemized lines with your classification, the amount you entered, and the estimate or invoice attached.
- An issued record that is sealed, shared by a link that expires and can be revoked.
Do this in ProFlow360
Keep the photos, the call and the invoice on the same line
Every deduction line carries the move-in and move-out photos, your classification and its documents, so the record can be followed by someone who was not there.
